Time Square’s Cambodian Project Portfolio

Megakim World Corp., the development firm behind the Time Square condominium series, has been operating since 2011 in Cambodia with a very strong track record of completing projects on schedule, to high quality specifications.

Below is a summary of the developer’s current project portfolio in Cambodia, with prime condominium offerings in both Phnom Penh and Sihanoukville, 100% applicable for foreign ownership:

  • Time Square 1, BKK1 – Completed in 2017

Time Square 1 is a 17-storey project in BKK1 district, Phnom Penh , including 78 one- and two-bedroom units. The project is primely located and includes hotel-standard amenities. The project is currently at around 85% total occupancy as of 2025.

  • Time Square 2 , Toul Kork– Completed in 2021

Located in Toul Kork district of Phnom Penh , this 30-storey condominium project offers spacious 1-3 bedroom units with modern interior designs and amenities.

  • Time Square 3 – Completed in 2023

Time Square 3 is a 25-storey mixed-use development in the heart of Toul Kork district, Phnom Penh . The project includes 280 residential units and commercial spaces. The project is currently at around 85% total occupancy as of 2025.

  • Time Square 306 (Time Square 5) – Completed in 2025

Otherwise known as Time Square 306, Time Square 5 is located in Phnom Penh’s BKK1 district . The project is 45-storeys high and includes 350 units with amenities like a gym, infinity pool, and sky-garden deck. A perfect spot for corporate tenants, and those that want to live in the heart of Phnom Penh’s most popular expatriate zone.

  • Time Square 302 (Time Square 6) – Completion Expected 2027

Time Square 6, better known as Time Square 302, is a 48-storey residential tower in BKK1 , featuring one and two-bedroom units, and luxurious built in amenities. The project construction progress is currently at 92% and is scheduled for handover to buyers in 2027.

  • Time Square 7 – Completion Expected 2028 (now pre-selling)

Time Square 7 launched construction in 2024. Once completed, the project will be 49-storey high and primely located in Toul Kork district (around 2 minutes from Time Square 3 location), offering 700 modern luxury condos with 1-3 bedrooms. The project is near a wide range of shopping centers and educational institutions (in the capital city’s University district, and a short drive to the CBD). The project construction progress is currently at 70%.

  • Time Square 8 – Completion Expected 2028 (now pre-selling)

Located in Toul Tum Poung 1, better known as the Russian Market area of Phnom Penh , this 50-storey condo offers 700 units with premium amenities, just minutes away from BKK1 and the CBD. Russian Market is a quiet and multicultural location, ideal for inner-city living. The project is already 75% sold out, having launched construction in April 2025. The project construction progress is currently at 30%.

  • Time Square 9 ‘The Gatsby Residence’ – Launching sales and construction in 2026 (now pre-selling)

Inspired by 1920s nostalgia, Time Square 9 The Gatsby Residence will offer stylish and comfortable living spaces, with a prime location in the capital’s St. 278, BKK1 district , Phnom Penh . This project offers from 1-4 bedrooms and penthouse units with a price starting from $1,700/sqm.

  • Time Square 10 Otres 1 Beach Sihanoukville – Launching sales and construction in 2025 (now pre-selling)

Time Square 10 Otres 1, Sihanoukville , launched on 4 December 2025, and offers ocean-view condos with prices starting from $1000 p/m2. The project represents Time Square’s first coastal project, with a prime location on one of Sihanoukville’s most serene and coveted beaches. The project construction progress is currently at 15%.
