I first learned about Phnom Penh property from the internet. I spent many months doing online research. I read many websites and forums. Time Square 11 was the first property I wanted.
But I was worried. I read that foreigners sometimes pay hidden commissions. The online information was confusing. I was not sure what was true. So I decided to fly to Cambodia to see for myself. It was my first time in Cambodia.
I went directly to the site. Then, I met Mr. Syto from IPS. He was very prompt and honest. He answered all my questions clearly. I asked him about commissions and fees. He explained everything.
I told him I was interested in Time Square 11. Mr. Syto explained that Time Square 9 was better for my investment conditions. He understood my needs.
Mr. Syto negotiated all my conditions. He even got me a price I did not imagine possible.
It only took me about 2 hours to decide. Before my 3-day trip ended, I signed the SPA with confidence.
I also really like the city and its people. I will definitely come back often. Thanks Mr. Syto and team from IPS and Megakim. You all made my first trip to Phnom Penh a trip I will never forget in my lifetime.

The one bed room apartment at Lakely apartments is well located, peaceful, neat and clean and value for money, and it is the place to be if one wants to live a serene life and continue his tasks at Phenom in Phenom Penh. I rate this apartment as EXCELLENT from all angles!
More so I must salute Miss Keun of IPS whose dedicated hunt for apartment of my choice and budget is praiseworthy. She did not lose patience and ensured that I am settled properly. She is indeed an asset for IPS, the most sought after agency for housing in Cambodia.

I needed an apartment with very short notice and IPS really came through. They were recommended by a colleague and from the first email interaction, I found them to be very engaging and responsive. Keun was able to arrange 6 viewings for me by the next day with my specifications and budget. She also helped with all the paperwork with the building and I was able to move in within my time frame.
Even after I moved in, the level of care does not stop and I will always recommend Keun and IPS to any one looking for real estate services.

We contacted IPS to find a house to rent for our relocation. Their agent, Syto, handled our case. He was very responsive and professional, helping us find exactly what we were looking for even before we arrived in Cambodia. This saved us from having to stay in a hotel for weeks.

When I started looking for a condominium in Phnom Penh, I knew I would be a demanding client. I pay close attention to details, ask a lot of questions, compare every option carefully, and never make an important decision without doing my homework. Syto never once made me feel like I was asking too much.
From our very first meeting through the closing, Syto was patient, knowledgeable, honest, and completely professional. He listened to what I wanted instead of trying to sell me whatever was easiest. He guided me through every step of the buying process, answered every question, and helped me negotiate a purchase that I am extremely happy with.
What really separates Syto from other realtors is what happened after the closing. Most agents disappear once the paperwork is signed. Syto did exactly the opposite.
As an American moving to Cambodia who doesn’t speak a word of Khmer, I depended on Syto for far more than just buying a condominium. He coordinated the installation of my water purification system, helped me select and install my air conditioners, assisted me with furniture shopping, coordinated deliveries, and spent countless hours translating with contractors, installers, and delivery personnel. He also helped me understand the local way of doing things, which made settling into my new home much easier. Every time I had a question or needed advice, Syto was there.
His help saved me an incredible amount of time, frustration, and costly mistakes. More importantly, he made the entire transition into my new home enjoyable and virtually stress-free. I honestly don’t know how I would have accomplished everything so quickly without his help.
If you’re looking for someone who simply unlocks doors, there are plenty of agents who can do that. If you’re looking for someone who truly cares about his clients before, during, and long after the sale, I recommend Syto without reservation. His professionalism, integrity, patience, and dedication are second to none.

I was in Phnom Penh last month, visiting the property that I bought several years ago. And I notice something's wrong, and I don't know how to deal with them. Fortunately, I met two agents from IPS, namely James and Bona, who reached out, offered a helping hand, and provided lots of guidance on how to deal with this kind of situation. A very disappointing experience with the IPS Siem Reap agency. I signed a 6-month lease for an apartment at the end of July 2026. Just one month after moving in, major construction work began right outside my apartment, rendering it completely uninhabitable due to extreme daily noise from 5:00 AM to sometimes 9:00 PM.
The agency offered no solutions and provided no support whatsoever. Forced to leave prematurely at the end of September 2026 to protect my health and peace of mind, my security deposit was not returned.
This represents a significant financial and psychological loss. I strongly advise against using this agency for expatriates seeking professional support and a long-term commitment in Siem Reap.

Within 3 minutes of entering the IPS Siem Reap office and speaking with Mr. Jaysaney Han, he understood exactly the sort of property I was looking for and took me there immediately. His understanding of the market, details of various properties and amenities is outstanding. The property he showed me was exactly what I was looking for, and I signed a lease without looking elsewhere.
Saney was very communicative by text, followed up on questions and details of his own accord and some personal ones upon my request. I was relocating from afar, so there was a month's gap between when I signed the lease and when I could move in, but Saney stayed in touch with me to ensure the property was move-in ready for the day of my arrival.
I should also note that an incident occurred within a few days of moving in — let's say it was due to uncharacterically unfortunate choices made by property management — but Saney immediately advocated for me with them. He also knew the right time to bring in Branch Director, David Granger. With David and Saney's unwavering support, the matter was resolved to my satisfaction.
I highly recommend David, Saney and the IPS Siem Reap team whole-heartedly. Whenever I am next in the market for a new rental, you can be sure that I will work with Mr. Jaysaney Han again.

Roung was my agent at IPS. She made the experience seem more like a good friend was showing me around and helping me out. Still very professional, but understood all my needs and what I was looking for. She took the time to find different locations that suited my needs in the end found what I was looking for. Had transportation to show me around the city and took the time in each location to make sure I was comfortable. Getting the lease done the keys and everything else, including cold bottles of water and especially a smile. Thank you so much.

We absolutely loved our experience with IPS! We worked directly with Saney, but the entire staff was absolutely amazing, kind, and helpful. We visited their website and already had a list of the places we wanted to tour. When we came into the office, they provided all of our family with waters and immediately Saney came over to assist us. We showed him the list of places we wanted to view and they had a tuktuk provided for us to go and see. It was such a smooth and seamless process. We fell in love with the first place we saw and moved in a few days later. The company had a tuktuk pick us up on the day of move in and helped us move all of our stuff. We recommend every person we run into who’s looking for a place to go to IPS. Overall 10/10 experience!

I swung by IPS on a whim while out walking around. A few hours later I had an apartment. They were great to work with. I found an apartment in the part of town that I wanted to live in with a wonderful landlord. Thai Thech was the staff member that helped me And he was fantastic. Literally the quickest easiest real estate transaction I've ever been part of. Next time I need a place. I will definitely go back to IPS and find. Thai.

Amazing experience with my agent Thach from IPS. I needed an apartment quickly. I walked in their office without an appointment in the afternoon, and Thach sat down with me right away. I described what I wanted, and where in Siem Reap I wanted to stay. He pulled up 8-10 different options per my requirements. There were 2 places that I liked, he called the landlords right away. That very same day we went to see both units, closed the deal on my favorite one the same day, lease was signed the following morning and I moved in within 2 days. Incredible speed and efficiency from Thach. I highly recommend him for any type of property in Siem Reap. I own property in Canada, and I wish our agents were this fast and service oriented, going way above expectations. Thank you!

My Agent Channy N. did the best job. He was accommodating (and still is by offering to help me to always be available if I need anything from the landlords and if I should have trouble communicating with them he will do it on my behalf and has also gone out of his way on his time off to help me with a plumbing issue because he could not get in touch with the landlord. That goes above and beyond and for that reason I will be recommending him and IPS and the manager Jennie (she was also VERY helpful too with other interests of mine)

Recently used IPS to find a house for myself and dog,Jack.Rarely do I experience first class service. With my Agent Lilly,the service was exactly that. I was instantly shown my housing options. A complimentary Tuk Tuk was booked. And I viewed several properties. I picked one,seven days later,I moved in. Lilly was very professional, a great communicator and very efficient. I contacted the IPS Siem Reap office in hopes to find a decent place to live at a reasonable price. After being contacted by two IPS agent's, I was assigned to agent Jay Han. Mr. Han immediately assessed my situation and went to work to find me a new home. My wife and myself previously comprised a listing of potential homes from the current listings on the IPS website. We handed Jay our list of seventeen potential homes. Jay immediately reviewed our list and eliminated all of the homes which were no longer available for rent.
Jay then dwindled the list further by eliminating all properties that didn't have car parking access. My IPS agent Han J was enormously helpful in my settling down in Siem Reap. Within a week of my arrival, Han found me a wonderful apartment with beautiful gardens in a quiet but central area a great price. I suppose I could researched neigbourhoods myself, but Han and IPS saved me a lot of effort! If you are new to Cambodia I highly recommend their services. I appreciated the great communication, prompt follow up, and the range of accommodations they offered.

My Agent Thech gave excellent customer care & service during my first few encounters in deciding what property to rent. He speaks good English, which is a blessing!! I personally had a few hick-ups during my first month of living in the property, but now that those issues are resolved I can relax and enjoy my stay. The owner to the property gave outstanding service by supplying the necessary items/services as per my request. I am grateful for her as my Landlady. The only thing I am not happy with is that the kitchen zink counter is 1.2m from the ground, which means it is a drop in wash up basin and when I wash dishes I have to bend more than 180° forward. I am above 50 years old and it's uncomfortable to do dishes after 7 hours on my feet working 5 days per week and lifting toddlers all day. The bathroom is also not ideal, with the shower outlet facing the toilet (both in the sale 1.5x2m area). Apart from these two unfortunate facilities within the property, the surroundings is very quiet and when I rest at night and during weekends, the neighborhood is peaceful ♥️.

As a solo (and elderly) traveller, initially I was very nervous about coming to spend 3 months in Siem Reap. I contacted IPS whilst I was still in the U.K. and gave them my ‘list of must-haves’ … which was quite extensive. I booked a hotel for the first week in the hope that I would find an apartment quite quickly. I went in to IPS to meet the agent who had been assigned to me. What a lovely young man he was. Mr Thech patiently went through all the options, carefully explaining that most property owners wanted a minimum contract of 6 months. However, with a little persuasion from Mr Thech and several messages from me, he found me a nice 1 bedroom apartment within my budget. Nothing was too much trouble for him, even providing transport for me to move in from my hotel. I have no hesitation in recommending this company and, especially, this young man who made the process much less stressful than it could have been. I wish him every success… he deserves it!
