House vs Villa: What Should You Buy?

The main difference of houses from villas is that it emphasises the needs of the homeowner. All the conveniences you’re looking for, from the number of bedrooms, affordability, nearby locations, to the public spaces you can utilise within the community, are met by a house or a townhouse.

Meanwhile for villas, there is an ambience of luxury that it sells more than just convenience. However, this doesn’t mean that houses cannot be grand since it also depends on how it’s decorated or renovated.

Since the definition of what a villa is no longer exclusive to the grand structures, it has undertaken a different look in some countries. In Cambodia, properties that are not shophouses with a small garden are categorized as villas. Although there are villas within the country that resemble old elegance as populated in the Roman Empire where villas originated from.

Smaller villas also have higher rent rate per square metre with an average of $13 per sq. m. on say a 150 square metre villa.

Villas in Cambodia have an average of 2.8% to 3.43% rental yield according to a report released by Global Property Guide in October 2020. While good rental yields are often indicated to be 5% to 8%, villas are often higher priced when leased in the market.
