Siem Reap Condo Market Trends 2025

Siem Reap’s condominium market , as compared to Phnom Penh or Sihanoukville, has a unique real estate dynamic at play; meaning that it reflects a totally different investment climate to Phnom Penh city.

Due to the laws that protect the UNESCO heritage-listed Angkor Wat temple complex, Siem Reap city has a height restriction in place which limits construction to a maximum height of just six stories. As condo developers need to build upwards to ensure profitable developments, this height restriction is a major barrier to entry for developers wanting to undertake new projects in the Siem Reap market.

With a total of only 3 strata-titled condo projects in the Siem Reap condo market as of 2025, there is a very low supply of condo units available in the city. In addition to this low supply, there is a high demand; and this high demand has been demonstrated with the strong sales that have been achieved by projects in the Siem Reap market in recent years.

Two major condo developments in Siem Reap, Rose Apple Square and Angkor Grace Residence & Wellness Resort , for instance, launched their off-plan sales just one month prior to the outbreak of Covid. Despite this timing, both projects achieved very high sales throughout the Covid period, almost selling out within just 3 years of launch.

As of 2025, Siem Reap still has a very low supply of condos, and as demand remains strong, some investors are already seeing capital gains on the resale of their condos. This demand is both local and international, and buyers from all over the world are buying condos in the city. Unlike Phnom Penh, Siem Reap has not been dominated by Chinese investments or end investors and remains a melting pot of international investor’s attracted to the tourist town.

Outside of condos, many foreign investors in Siem Reap target high-quality landed Villas, held under long term leaseholds, nominee structures or via Trust hold. While there is a significant supply of western quality villas in Siem Reap, demand still outweighs supply.

Underpinning the Siem Reap real estate market is its global reputation as a prime travel destination.  Home to the famous Temples of Angkor Wat as well as a host of other tourism amenities, the city appears assured to continue its growth in foreign investment in coming years, as well as expatriate relocations in the rental segment.  Thanks to a bustling tourism economy, the city has a strong flow of both long-term renters but also short stay travelers. This allows landlords and developments to achieve particularly high annual rental yields.

Siem Reap also offers a laid back and relaxing atmosphere compared to urban hubs such as Phnom Penh, which is often preferred by live-in investors, retirees and those seeking vacation property investments in the city.

Siem Reap Condo Market Pricing And Roi Analysis 2025:

The Siem Reap condominium market is evolving based on strong growth in international tourism, vacation rental opportunities for investors and a growing number of short and long-term expatriate residents in the city.

However, due to the proximity of the city the temples of Angkor Wat and the UNESCO World Heritage Site, condo developers in the city must adhere to high restrictions, limiting the height of any condominium developments to below the height of Angkor Wat and surrounding temples. Nonetheless, based on demand for strata-titled condo units in the city, several projects are available for foreign buyers.

Prices for Siem Reap condominiums range from $1900 to $2800 per square meter, depending on the development’s location, unit quality, shared amenities and completion status.

Some projects offering vacation rental programs are priced higher than this, due to the ability of owners to command larger annual rental returns. Some also offer Guaranteed Rental Return (leaseback) programs, offering guaranteed leaseback returns for up to 10 years from date of purchase.

Average rental returns for Siem Reap condominiums range from 7-8% net per annum, meanwhile resale condos in the city have demonstrated 20%+ capital gains with an investment holding period of just 1 to 2 years.
