Border Ceasefire Brings Relief and a Strong Show of Cambodian Solidarity

Ceasefire Update: What It Means For The Communities We Serve And Cambodia’s Real Estate Market

UPDATED 8 AUG 2025 | With the dust now settling along the Cambodia–Thailand border, we wanted to offer a quick update on the recent situation and, more importantly, what it means for those living, working, and investing in Cambodia.

On Monday, July 28, a ceasefire was officially agreed upon by both governments after five days of border clashes in remote areas. The affected zones were far from Cambodia’s key cities, which remained calm and unaffected throughout.

No Disruption In Key Urban Hubs

  • Phnom Penh: Business remains robust. Transactions, development, and investment initiatives are all proceeding without delay.
  • Siem Reap: Tourism continues its rebound with no reported impact on local development or hospitality.
  • Sihanoukville: Commercial and residential interest remains steady, with ongoing inquiries from both local and international markets.

Despite the geopolitical tension, investor sentiment has stayed steady and long-term focused. We continue to see strong activity across all sectors of real estate, including rentals, residential, and commercial. All of our partner institutions, including banks, legal firms, notaries, and local municipalities, are likewise fully operational. Travel to and from major airports remains uninterrupted, and there has been no change in immigration or foreign investment policies.

Supporting Local Relief Efforts

In response to the displacement caused by the clashes, both our branches in Phnom Penh and Siem Reap, has raised nearly $12,000 in cash and essential goods, with the help of several of our clients and friends. Together, we’ve delivered food, bedding, tents, and other vital supplies to support families in need from the northern provinces.

With almost two decades in market, we believe that our role extends beyond property. We stand in solidarity with the Cambodian people and will continue to support the recovery efforts in the days and weeks ahead.

Moving From Ceasefire To Cooperation

In a positive step forward, Cambodia and Thailand have moved beyond the ceasefire to sign seven new cooperation agreements during the Thai Prime Minister’s official visit to Phnom Penh . These agreements aim to strengthen bilateral ties and promote long-term stability across several key areas:

  • Trade and investment cooperation to boost cross-border commerce.

  • Labor collaboration to improve employment opportunities and protections for workers in both countries.

  • Environmental cooperation on sustainable resource management.

  • Tourism promotion to encourage travel between the two nations.

  • Energy sector collaboration for mutual development and supply stability.

  • Infrastructure connectivity projects to improve transport and logistics.

  • Joint cultural and educational initiatives to deepen people-to-people connections.

Alongside these agreements, both governments also formalized a 13-point ceasefire protocol , which includes provisions for ASEAN observers to help monitor and maintain peace along the border.

With these diplomatic steps reinforcing the ceasefire, we remain hopeful for a return to long-term regional stability. In the meantime, all IPS Cambodia operations continue as usual. We remain fully active, available, and committed to supporting our clients both locally and abroad.
